I think Will had purchased a unit there, but I think I recall a few others as well. I'm considering the new tower there, and was hoping someone would share some general info... In fact, anyone who's gotten a new condo in the past little while is more than welcome to share :) I'd love to be a bit better armed with information before taking the plunge.



How big is your house, how much are your maintainance costs, how much have they gone up in the past year (if they have), how is the build quality, how is the area (safety, demographics, accessibility to major roads/public transportation), anything to look out for, anything you would have done differently, and qualms with the builder or property management?

My 2 friends (couple) just bought a condo there.
It's absolutely gorgeous! I'm not entirely sure what they paid. It's probably about 680sq ft. It's a good size for them. The space is a little strange of a set up but most condo's are these days.

in terms of accessibility the highway is right there. (427, QEW, Gardiner and 401)
sherway gardens, dixie mall, tons of other stores/needs. it's basically a primo location. This of course coming from someone who has lived in that area their whole life basically. You also have TTC and Mississauga Transit at your door, not to mention a tim hortons across the street and a hospital. LOL.

My bf was looking to buy there too! But he got a better deal and ended up buying one in the new development at Bathurst & Centre street in Thornhill. Should be finished by March.

His will be 1 bed + den, (736 sq feet I think) and 2 baths (which is awesome). Maintenance costs will be around $300/month, and the area is really great! Very safe (which is a huge deal for me). Checked it out last Sunday and it's walking distance to the Promenade mall, Wal Mart, and a ton of new cute little shops, restaurants, and banks on a small strip. It's kind of suburban so there's parks and stuff nearby if you have pets or kids, but it's still close enough to the city.

I don't think he had any qualms with the builder (Liberty Development), everything went pretty smoothly. And I don't think he would have changed anything, although he might end up regretting picking out all the finishes himself without me there :chuckle jk

I'm not hating at all , don't get me wrong. It's just a personal opinion based on what I saw in the area. I used to work for Enbridge Electric which does the ultilities for both of the buildings mentioned (i believe). 1 Sherway is def a step up from most places (IMO) in terms of the lobby + ammenities. The whole place is all jazzed up and really "modern" , my only concern is what will you think decor in 10 yrs ? The units themselves were really nice and made good use of the space.

Jay: What areas are you looking into ?

As far as I know they haven't, they're just revamping the kitchen on their own because the previous owner was a little crazy with stuff and the cats (even cut a hole in the door for the litter box where the washer/dryer is. hahahhahahaa

But so far everything looks great and doesn't need any work other than their own satisfaction with the new kitchen. Gym is decent, pool is amazing!!!! I think they said it was salt water, I didn't dip in just looked at it. And the lobby is outrageous swanky. At least I think so. hahah

Personally , I would try to get something in East Liberty Village.

Loft style condo's in a trendy, up and coming neighborhood. Area used to be really shady, but they are trying to clean it up. Tons of new upscale restaurants and bars around. Prices are low right now , but I see tons of investment potential here. Plus I'm a huge fan of the 2-level lofts with the bedroom above the rest of the living space.

:chuckle I'm old enough to be one of those mall walkers soon. In all seriousness though, i'm ok with a more mature crowd, as this usually ends up being less trouble. As long as there are SOME younger people around, no problem.

I'm really only looking at two areas - Mississauga around Square One, and downtown. The prospects of me being able to get a decent suite in downtown is kind of slim, but i'm still keeping my eyes open. I'm crossing my fingers for Cosmopolitan downtown too.

the Tridel buildings near Sq1 are VERY nice. My gf is living there right now, and I feel very safe leaving my car in the parking. The lobby is also very nice, with security there all the time, and it actually looks as if they do their job lol. More than once I've seen them shoo kids away because they were being noisy/reckless. The facilities are very nice and well taken care of too. I think it's the one right on Burnhamthorpe/Living Arts.

^^^^ Tridel are definately nice buildings, but their maintainance fee's definately reflect this... Almost $400 gap between Tridel and regular buildings :p

Checkout the Onyx at Sq. 1 (Burnamthrope & Hurontario), it's a hip, trendy condo for the young professional. I bought a loft in late '07 and so far I've referred two of my buddies who purchased condos. Pm me if you want more details.

If i had to live in a condo in downtown Toronto i would off myself.. I dont know how you guys do it.. I cant live without my 2000+ sq feet and large garage+shed and yard... for half the price. But no commute would be nice

You know Tower 3 has been delayed until at least after 2012. They didn't sell enough units to build Tower 3 and 4 at the same time, and they needed Tower 4 built since it has the access to the underground parking.

So they initially transferred me into an inferior suite (size and layout) in Tower 4. But I was able to get a larger suite (1+ den, 681 sq ft from 662 sq ft) with an almost similar (but still inferior) layout for a few thousand less than what my original suite cost. And I negotiated an allowance to spend on upgrades. It's been a bit of a hassle in terms of paper work and the delay messes up my life plans. The new move in date is November 2012 so I get one month to live in my new digs before the world ends :chuckle

However, my sister has been in Tower 1 since June and it's a nice building and area.

^^^ Wow man, that sounds like a pretty big hassle! I'm glad you got the better suite and upgrades, but that's still... inconvenient :P

Most new developments will have this in their purchase terms. This is what I noticed with any new development. Typically, the higher up (floor wise) you buy, the more you can minimize this cost, but from what I saw, it was not really avoidable.

Occupancy fee is standard for all new condo developments, it's like paying rent until the condo is fully registered with the city! For those who bought a unit on the lower floors gets to move in first but pay the most occupancy fees, those who buy the higher floors move in later and by that time the building is close to complete and pay less. It's all BS but you have to put up with it.

^^ Hmm... that's more I didn't know about the process... I did some more reading about it now though :)


I've got an "unofficial" pre-approval now, just doing some more shopping before I do the official one, and decide on the place. Maybe I'll stop by Onyx again this weekend, as well as Parkside... They're right next to Sq. 1 area, and are much closer to T&T than the others :chuckle

There's currently a Chinese supermarket down the street from OneSherway :chuckle

If you like OneSherway and want something now, see if there's suites available in Tower 1 or 2. Tower 4 should be available to the public soon but you have to wait until 2012 to move in.

I'm in no particular rush to get a place, just wanted to get a place while it was still "relatively" affordable, and the interest rates are still low.

Btw, what chinese supermarket is there?

^^^ I haven't been very deep into that area, but I work near there, and the area is pretty iffy... lots of public housing there. Price is right though!

^^^ You're prolly thinking of NXT condo or Park Lake because there is some public housing in that area... condo that i mentioned is backing into mimico trail down by the lake... no public housing there...

I was originally looking at Parklawn + Lakeshore (it's sooo convenient for me to walk to dragonboat practice :P), but it's proximity to a waste-water treatment plant is not so great.

Edit: Eeek. Reading current resident's complaints about 1 sherway... 40-41% increase in maint. costs, no dogs allowed for new residents, non-functioning heat, poor board... jeeze.
