Well i finally got around to cleaning my shop today. I forgot to take before photos but it was pretty disorganized. Here are a few mid clean up pics. Be careful with pressurizing rusted/old tanks...yes most of the time they just spring leaks but every once and a while they let go catastrophically and you would not believe the amount of energy stored in a tank of compressed air.

Question for all you lawn tractor owners. Where can i get a side mount bag for my lawn tractor? Ive looked at home depot and the only have the rear mount bins for $350, a little out of my price range.

Swapped out the garage door opener for one I had from the last house but never installed. This house only had one fob. Mine has two fobs, the keypad outside the garage and wifi/app connectivity. Luckily I just had to switch the box. The rail, even though it was a different brand had the same laid out mount holes.
Also put in a spiffy new faucet. The one we pulled out was something you'd expect on a laundry tub. Got a nice tall satin nickel head with a pull out hose
We're almost done unpacking and settling in; then the basement floor replacing begins.

I've never lived in a house where ceiling lights were in the living room. I have, however,I've in several houses where a light switch controls a wall outlet in the living room.

The comment was not directed at you but meant as a general statement to the current(?; hard to say as it has been common for the past 12 years or so) design trend. Personally, I'm not much of a fan.
Same thing with the open concept floor plan on the main floor. It is great until you start cooking and realize that the kitchen exhaust fan is woefully underpowered.

heh....I have a Samsung SM9207ST Microwave with the built-in kitchen exhaust fan. The door latch component is made entirely of plastic and it had a structural failure 6 months ago ( 2 years into ownership and of course out of warranty). The replacement part costs ~$5USD and shipping is $7USD. It was annoying to wait 10 days for the part to ship. In the meanwhile, I realized how spolied I was on the @#%^! thing for daily cooking.
FYI avoid Samsung RF263AFRS fridges unless you enjoy a regular power-down defrost every 2-3 months and have another fridge to store your food during that period.

annnnnnd the fridge issue started after the warranty expired too.
Closer inspection revealed crappy engineering design for the cooling vents. It was inevitable that the vents would frost over.

My previous fridge was a Kenmore side-by-side unit with an external ice & water dispenser. Was not too keen on it initially but it was a useful feature when entertaining.

Not really. There's usually two boxes of baking soda in the fridge to neutralize odours.

I have a new GE Profile fridge, and the Water dispenser takes up no room in the fridge at all. The only space lost if for the filter in the back corner.
I just got a new Samsung fridge a few months ago when my old one died. I have one that looks similar to that but its model rf260beaesr.
I like it a lot so far, the ice maker can be a bit loud but I love the water dispenser inside and I love how MASSIVE it is. Unfortunately the fridge in my kitchen before was 36" wide so I had to replace it with one of the same size and it is giant. It can fit so much stuff it's insane lol

Looks like they changed the design & engineering specs of the Twin Cooling feature. A quick search gave many positive reviews on that model so that is a good sign that they learned from the RF263AFRS cluster f*ck.

this was my evening project after work. going to give it a few days before putting things under it, but i was hanging fine with 8 tires and wheels.
Cost about $30
Seven 2x4x92" (couldn't find the 8 footers, home depot was closing in with 10 minutes to spare the night before)
Eight 3/8 x 3 Lag screws
Eight washers
1lb box of 3 inch gold screws
I'll probably put the same thing across the entire length of the other side, for storage bins and misc parts. I also plan on spanning along the entire length of the front of the garage above the door. I really wanted to mount this tire rack over the garage door rail, but the track was 2 inches too tall. I could have made the rack shallower to compensate but i didn't want to risk it being too easy to roll out

you can't tell in the picture (maybe noticed in the first) but that light is a ceiling fan. going up to the ceiling would have put it too close to the blades. If i angled the brace from below, yes it would have stronger, but then it'd be a tighter squeeze to get out of my car. The plan is to organize things so i can put both cars in the garage. We're almost done settling in.
Yes, it's comparatively weaker than the other suggestions, but that doesn't mean it's weak. It's quite solid, but I may end up swapping the braces for chains, we'll see. I saw some on pintrest with chain and it looked nice

He basically maximized the space below by not having support structure in the way

The middle piece is just being used to keep the outer edge pulled up and in. I was going to put one across the bottom middle later today to keep the base square. I just had to stop yesterday because dropped the final tire on my shoulder putting it up.. thought i could get away with not adjusting the ladder

if i did chain, i'd be able to fine tune and make sure it's tense with a turnbuckle. I would do that to make it cleaner looking and remove the wooden supports

3/8 3 Inch lag screw. although mine were threaded all the way to the head i think. each bolt had a 3/8 in. x 1-1/2 washer on it.
only thing i'd change would be to make it a few inches longer on each side just to hit to a couple extra studs. I hit 4 which is fine and dandy, but the outer ones are still about 10 inches inwards and i'd prefer they be closer to the ends since that's going to pull the most.
maybe this weekend i'll just swap a longer 2x4 along the top.

To say the least - I don't think the motomaster one would support my weight
Bought one, opened it and promptly returned to CT for the Michelin rack.
The Motomaster one looked like it could barely support it's own weight.

Pretty sure Mat and I have the one from cantire and it works great. We have 2 of them with 6 tires each on them, some with rims. And my rims/tires for my new car are big. 18" wheels with giant ass tires. They have been holding for a couple years now with no issues.

i was thinking of something like that to keep them lower, but if i'm only changing once a year i don't mind climbing up. Plus between my 3 cars I've got 24 wheels and tires. And i don't want a dozen sets using valuable floor space. I've got to set up a work bench, my compressors, my shop press and tool chests and those are things i can't really hang from above

They're super easy to make.
ryan2.3 - you could do what I did in a vertical stack fairly easily. I only had one set summers/winters so that shelf was big enough for that. The floor space was used up by garbage cans/blue box anyway, so figured I should make best use of all of the space floor to ceiling.
Here's the one I made for the other side for tool cases and to fit my tool cart under.

2 cars need to park in the garage though, so i need the floor space. Along the back wall i'm going to have a work bench and whatnot but along the sides the only thing in the way would be stuff hanging from the pegboards. because of that the majority of my stuff is going to be put up top like extra car parts, wheels, Christmas crap etc

The weak point on your shelf is where the angled braces attach to the wall mounted 2x4. Since you just have three construction screws in there, either the screws will break or the wood will split. Don't worry about getting a longer 2x4. Instead, buy some metal corner braces and nail them on. Nails might seem more primitive, but they have a much higher shearing strength, and will bend long before they break.

picked these up this afternoon. Handscraped Toasted Hickory from Lowes. Should be ready to lay on Sunday after sitting down there tonight and tomorrow. Tomorrow we'll pull up the carpet and set up the underlayment. We're going with the DMX 1-step airgap. Should get everything laid within Sunday.
we were worried the carpet would be hard to pull up and cut up and toss but it turns out they're crispers shaped interlocking pieces that just pop right up. You couldn't even tell there was a seam.
I'm going to be lining much of the garage floor with these as well as the unfinished part of the basement (storage area). We'er also putting in another bedroom on the other side of the door where the unfinished side is. It's a mirror of the finished part, just with the furnace and whatnot

Saturday we settled in completely. Every box and shelf and whatnot was hung. It was a relief, then Sunday our friend from Kingston moved in. He starts a job here today. Sunday morning got the garage semi organized until i can build a work bench and more shelves, and as i was finishing he showed up in a UHaul. not sure how he could have as much as he did but not my garage is lost again.

Thanks. When we used to live in Scarborough and Brampton, my wife and i would do flooring, painting and light renovations on the side for some extra money.
This is just a click lock system. When we get through our list of high priority items, (widen driveway, basement bathroom, garage organizing) we'll be doing hardwood on the main floor

I prefer the look of the click-lock stuff, but the finished in place stuff is what lasts 30 years. Nail down the raw wood, then stain and seal it in place so there are no gaps between the boards.
Also, please don't tell me you actually like those walls :P Wood panels went out in the....well...they were never "in".

Yes hardwood lasts longer and is better, but you don't put it in the basement.
The flooring we have has a life time warranty on the floor but were probably going to be out of the house in 3-5 years so I'm ok with it
It's not wood panelling. They're foam padded panels wrapped in microsuede. Previous owner did it and it sounds good down there and very little sound travels to the rest of the house. I'll have my wife take better pictures. They are better in person

It's cheaper if it gets ruined, but it's not going to stand up to moisture any better than hardwood or carpet. If you have a damp basement, you shouldn't have any flooring really, just painted concrete and a area rug. You could do vinyl tiles, but that just changes appearance, it's really not any more comfortable than bare concrete.

it's not just about getting wet and ruined. The bigger changes in heat and humidity you'd experience in the basement vs the rest of your house will affect the wood expanding and contracting more than MDF. MDF is a much more stable material for basement flooring than hardwood.

They were able to go back to their suppliers and find one able to make what I needed.
Might be worth giving them a shout as I was looking at using them again for some window replacements in different colors/configurations but ended up selling the house lol

took a day off and did this this morning. Lot more storage space and now i have a work bench. the garage floor slopes quite a bit so i had to put my green tool box up on wood. Plus side is that now it's slightly tipped backwards so my drawers 'auto close' haha
Our new roommate moved in on Sunday so we've still got lots of boxes of stuff to settle in, i'll probably still put shelves above the garage door. we can probably dump lots of his stuff up top there

Unclogged the meanest clog of all time in my kitchen. Took it apart under the sink to clean it. Used the snake rented from Home Depot, used the plunger, put a lot of Zep drain cleaner and waited a few hours and half a day later there is finally a hole and draining. More Zep tomorrow and a it should be fine.
I learned a lot about clogs today and a bit of plumbing.

I'm currently researching interlock repairs for next year as well.
So far, I've found that most companies that do Interlock only want to do new installs and not repair for numerous reasons. Often bricks break and they can no longer source replacements that match.
To solve this problem, a border can be added to reclaim some of the bricks for replacement. Repair or replace depends on the state of the pavers. If they are falling apart on the bottom means generally replacement. Sometimes the complex patterns also are harder to put back and thus easier/cheaper to perform a replacement.

My brother worked the summer at "get it done" He's good and said the guys are great to work with and do good. They're currently redoing my parents front, back and replacing the driveway from asphalt. Next time I'm home I'll snap some pictures.
Every time I go to Homedepot people stop and watch because they think I'm crazy or didn't think ahead. Little trooper fit almost 20 2x4x8s, a couple ripped sheets of plywood with room to spare. Put some bungee cords around to bundle and then they don't move around while I drive. Still plenty of room to shift as well.

Guys, need some advice. My parents are looking to renovate their home. But we've never done reno's before. Are the prices below reasonable?
1. Renew fireplace, I have an old style brick wood burning fireplace right now. So this would turn it into a fake electric burning fireplace. It would remove some of the brick and replace it with new tile stone?
Cost - $2500
2. Installation of 27 pot lights in the living room and kitchen / hallway - $2700
Installation of 8 pod lights on 2nd floor hallway - $1040
3. Full house Painting for 1st and 2nd floor, not including ceiling and baseboard - $4500
4. Renovate the master bedroom washroom, labour and under material included, new glass shower included, old tub to remain. Nothing else visible is included. - $4800
5. Renovate 2nd floor family washroom, labour and under material included. Tub/sink/cabinets/ everything I can see is NOT included - $4200

Do this: Measure the area of your walls. Multiply it by .6. That's roughly what it would cost to hire me to paint your house with me supplying the paint. $4500 sounds a little on the high side, but it depends on the size of the house I guess.
If you want a better idea, then I'd have to see the house.
Washrooms and closets cost ALMOST as much as a full size room. Why? There are still 4 corners that need cutting in, which is what takes the most time. Rolling the walls is fairly quick. Stairwells can also be a bit more.

One other thing... Not all colours will cover in 2 coats. Green sucks. Blue sucks. Red is awful. Purple will take at least 4 or 5 coats. Yellow is okay I guess. Brown is good. Grey is good. Those 'off-white' colours are usually good too. Generally, the darker you choose, the more coats it will take.
If you're unsure about the quality of the paint, tell them you want one of the following: Dulux Xpert or Lifemaster (I prefer Xpert). Dulux Ultra will also be okay if you're not going with a super dark colour. Sherwin Williams Promar 200 or 400 will also be acceptable. If you do decide to do trim, Dulux Diamond is terrific.
Bathrooms and kitchens, consider more sheen for easy cleaning. Don't go for anything above semi-gloss. The shinier the paint, the more you'll see the flaws in your walls. For trim, I'd go Eggshell; Semi-gloss if younger kids are running around. Door frames always get dirty from kids.
And Default, there is definitely a difference between a do-it-yourself job vs professional, even if you buy the same paint ;)

Benjamin Moore caters to home owners. Contractors NEVER use their stuff unless asked to. It's not bad paint, but it's certainly not worth the money. In terms of washability and quality of finish, their top of the line paint is no better than Dulux or Sherwin Williams. If you want to save money, change paint brands.
Another thing to consider: I can get 1 gallon of Dulux Diamond, for example, for $30 before taxes. Benjamin Moore's discount off their "Aura" paint? I pay $75 a gallon instead of $90. You're paying mostly for the name. So, if your contractor can get you a cheaper price elsewhere, it will save big time.
Buying in bulk helps too. If most of your house will be the same colour, buy a 5 gallon pail instead of 1 gallon cans.
Aitch Square feet. 60 cents a square foot is fair, but if your painter is charging you 50 cents or less, start to worry about the quality of their work. Also, we include minor patching/wall repair. Even if you're not paying for trim/baseboard, we always hit the top of the baseboard: first with the wall colour, then with white, to make sure it's done properly. If there's a big gap between the base and wall, we can caulk it as well.
This is our 'new construction' price for primer + 2 coats of finish. For a repaint, depending on the colours being chosen, we can lower the price or keep it the same (in case 3 coats are required).
Another edit: Zero VOC (Volatile Organic Compound) only has zero voc's until the pigment is added. So, the paint isn't completely harmless. If you have babies, it's best to air out the house well, even with zero VOC paint.

8 foot ceilings? Let's say your bedroom is 12 feet by 10 feet. That's 352ft/sq. $211.20. So, make it $200 for the bedroom. Windows and doors don't really count unless the window makes up the majority of the wall. To paint around a window, or door, you must cut-in with a brush. So even though it's less square feet, it's still more work than just rolling would be.
Can't really do a formula based on total square footage of the house. If it's ONE room that's 2400 square feet it'll cost a LOT less than 10 rooms that total 2400 square feet.

I would have to say that pot light are not that easy to install if you don't know what you are doing. First of all, that is pretty large amount of pot lights (27 + 8) to install so that you need to figure out which circuits those will be connected and you will likely need to create new circuits from the electrical panel so that you don't overload your current circuits. Second, sounds like their house is already finished so they would need to create holes everywhere in order to feed new wires wherever they need to go. For the pot lights on top story you can get lucky and run some of it through the attic, but there is still some fishing to do inside the wall for the switches. Last thing that can complicate things is that they want 3-way switches for some of the lights so I wouldn't say that this is easy DIY as painting.
FYI. I'm not an electrician, but I have installed pot lights couple of times and it is a lot easier if there is no drywall.

Decided to do something about the side of the house. The neighbours tree left the entire side as just mud, nothing grows. The dogs run in it and play so they get all muddy. Menards had a sale on River rock. $1.49 per 50lb bag (reg 3.49 like hd and lowes). Tilled the ground to break it up to help level it then Laid a couple layers of landscape fabric just in case and poured stones.
Started pouring rain halfway through but we continued since we were on a roll and it was pretty refreshing. We're going to do the other side around the A/C later with the extra bags.
The pavers at the edge aren't staying. It's just temporarily for the fabric and an edge til we have the right edging

A yard is 3 feet, by 3 feet, by 3 feet. 27 cubic feet. That's like 60 of your little bags.
I guess that's roughly $100 per yard... Which is okay for 1 yard. If you need it more, buy it loose and have it dumped on your driveway. I had 2 yards dropped at my place. $115 for the first yard, $15 for the second yard. The big charge is the delivery.

i checked the bag, it says it's a 1/2 cubic foot, so 54 bags, $80/yard. Delivery was $64, so it wasn't too bad. I'm glad we didn't go for teh loose gravel this time around... we bought a wheelbarrow last night. Turns out the tube in teh tire had a huge hole so it was useless. We had to use our sons wagon (holds 350lbs) and pile bags onto my hand cart to run them to the back since the wheelbarrow was uselss

Guys, need some input.
I've narrowed it down to 2 contractors, the difference in pricing between the two is roughly $3500. Breakdown below:
- Whole house painting, $4000 vs. $5500.
- Potlights, $80/ea vs. $100/ea
- Stucco removal: Similar
- Washroom update (including new custom glass shower for the master / granite countertops / new cupboards) Similar price
Personally, I like the guy that's a little more expensive, he seems to know what he's talking about more so than the guy that is cheaper.
But since I'm not doing any major electrical work, should I save myself $3000?

Did you calculate the area of the walls yet? I still say you're getting ripped off for the painting....
I did a house about your size earlier this summer. After the "friendly" discount it was $1400 plus about $250 worth of paint. You could possibly save a bunch of dough if you just grab a calculator and measuring tape ;)
Measure the height of the walls, plus the length. Get area of walls for each room. Add it all up. Post results.

I think im going to slow down on the reno's for the new house we just moved into at the end of July.
The list that got done this summer:
New Roof (contracted out)
Completed downstairs bathroom new toilet paint and vanity/sink (me)
New carpet for the basement (contracted out but i ripped it out)
Installed French doors to the backyard( me)
Installed New Hot Tub in backyard( me)
All new appliances in the Kitchen and installed the dishwasher( me)
installed new water-softener (me)
all new doors upstairs ( 4 doors replaced by me)
two new fan/lights(me)
replaced all the ugly lights in the house(me)
replaced all receptacles and light switches throughout the house(me)

I still haven't finished the renos- but it's enough that now I can just enjoy the house....Decorating for Halloween and then tearing it down to get Xmas decor up is a big deal this year. Since last Halloween was rainy and shit - and Xmas was the beginning of the ice storm and -20* weather - I never really got to decorate the house for the kids.
Eventually I'll get to installing the thresholds and cabinet lighting, though LOL
Can't wait for the next one so I can get some good pictures and hopefully not pop my ass

picked up a 10 year old perfecting working oil furnace and insulated flue piping for 120 bucks for my garage (just moved in 2 weeks ago) just going to run it on dyed diesel from the reserve from a 45 gallon drum, nice and toasty in my new garage this winter

That it did. Fortunately the unit was intelligent enough to shut down to prevent further damage.

Unit is three years old. I've been cleaning the filter on a monthly basis and did not really notice the blockage since:
the drain cover was wet.
noticeable flow of water
oh well. It was educational.

Air conditioner coils have condensate pumps/drain hose. But newer, high efficiency furnaces also have them. All furnaces we put in now have them.

I used to do insurance claim assessments/estimates and that condensate line can lead to serious damage to your home if blocked.
I have seen entire basements flooded with an inch of water... killing and wood/laminate floor in it's path.
Another word of advice, check the water supply hose for your toilet.
The plastic screw on piece tends to crack when over tightened, so hand tighten it only... do not use a tool to tighten the plastic fittings or you can over-stress/crack the plastic.

Sorry little off-topic from the current subject. I'm the owner of a new townhouse, and I'm at my 1-year mark of the Tarion warranty. The Internet has mixed reviews of the effectiveness of Tarion and the use of a home inspector. Anyone have any opinions on this subject?

I'm just paranoid. Havent had any problems so far. Only gripe I have is the living room above the garage has cold floors. Not sure if the warranty even covers something like that.

That has nothing to do with warranty. If your garage is cold, the floor above it will be cold

Loki is correct. I lived in such a house that was actually built by contractors FOR contractors. So every house on the block was done right.
Insulate and heat the garage if you want a warm living room.

Yes the garage is unheated, but isn't there supposed to be a certain level of insulation required between heated and unheated spaces so this doesn't happen?
My living room is over my entire garage, and only the first 2 meters or so facing the front of house is cold. They must have insulation in place or else my whole living room floor would be cold.
Well either way, any opinions of the tarion warranty/home inspector question?

Garages generally are not insulated. Adjoining walls/floors should be insulated. The typical problem above garages is that you get air movement past the insulation/vapour barrier through corners where things don't get sealed up 100% and the air movement lets the cold just blow right by. Plus if you put your hand against the outside walls they will be cooler too than an interior wall, the floor behaves the same way you just end up walking on it so you notice it more.
If you have warranty, bring it up with them and see what they say...no hurt in asking them to fix it.

I had the same issue when I had my house, the front guest bedroom and washroom were always cold and which sat 'mostly' above the garage. I checked out the insulation in the garage and saw there was little to no insulation barrier in parts. I questioned the builder and was told the house was within specs/requirements and they were not obligated to remedy the issue... To solve the problem I picked up some pink insulation and some foam insulation (can stuff) and insulated myself as best I knew how and bingo the rooms were just as warm as most of the rest of the house. Mind you the floors were still colder to the touch.

OK guys, I need advice.
My furnace (a York "luxaire") 80,000 input BTU's (68000 output) that was installed in 1992.
It has died on me both winters. After last winter (I fixed it myself) I bought a warranty via reliance.
Died a few weeks ago - The High Limit sensor kept sticking on. (would fix it if I turned off the furnance, let it cool down, and tapped the sensor) The Exhaust blower also buzzed and ran very hot. The warranty covered it all.
The only "ongoing" issue right now, is that unless i have every single vent open, and some vent covers removed - the furnace will short cycle due to the high limit being hit. The tech even "de-tuned" it to 3.3.... something of gas pressure instead of the standard 3.5... something measurement of Nat. Gas pressure. (bar? Inches of something? Forgive my ignorance)
regardless the service guy said my furnace is 23 years old - I should investigate getting a new one.
There's pros and cons.
I imagine we'll be in this house for 4 or so more years. anything can happen - but that's what I'm guessing.
The Furnace is Loud, but it works now. It buzzes. a lot.
I assume The furnace will die in the next 4 years.
Our A/C barely works. It basically wastes money, dehumdifies the house and on a 32 degree day, it'll stay on 24/7 to lower the house to a decent sleeping temperature (25-26*c)
My "logic" is that if I have to buy a furnace before I move, I mind as well realize some savings in the next 4 years.
Next question: I've gotten 3 quotes: 2 for 70,000 btu (input) furnaces... and then one 48000 btu. All are 2 stage, 96% eff. variable speed DC ECM motors, and 2 tonne 14.5 seer A/C units.
Low quote is 7600 all in, High quote is 8640 all in. The high quote also includes 10 years free parts/labour. The low quote requires me to pay them to do yearly service to maintain my warranty... which I'm fairly sure is slightly illegal. (its like saying you have to go to the MAZDA dealer for an oil change, no?)
Is anyone on here an expert?
My house is a mostly detached (joined by un-insulated garage to my neighbour) 1200sq foot 2 story house. The upstairs is chronically cold. I feel like my ducts are undersized - Is there a way I can compensate? A stronger blower? Not entirely sure what static pressure is, but I think a bigger blower puts up with "more" of it, provides more air flow, stops the furnace from overheating internally? Would also force air up stairs?
Another thing that "worries" me with the "new" DC motors - they run on a low speed for the majority of the time - if I have poor ductwork up stairs - Will any circulation happen up there? are the new motors powerful enough at full speed?
Any thoughts, experiences, or if anyone is in the industry - Please PM me! 8 grand right now is a HUGE amount of money to me, and very life changing (hampering) amount.

IMO - get a new furnace and AC
One - you'll save on your monthly bills. Two - you don't want the furnace conking out when it's -30 outside. And three - it would up the value of your home when you sell in 4 years.
Adding the new furnace will actually add value to your home believe it or not.
by the sounds of it it's time to put a new one in... When your ready to sell in 4 years it will benefit you when selling

Pull the sensor out and sand it down. It probably has a build up of soot on it and it's not reading things properly. Mine used to do the same thing: run for a minute then shut off before anything got warmed up. After cleaning the sensor off with sandpaper it's been fine (3rd winter since I've done that)

23 year old furnace, a replacement would be a good investment IMO.
look into financing options and any gov't rebates. every bit helps.
the high limit sensor was replaced 2 weeks ago. (it was sticking open)
Its more a matter of "is it going to break down for the third time when it hits -20 out?"

I would get more quotes those seem high to me. I just had a quote for a 100,000btu furnace super high efficiency 96+ or something or other, no ac for 3000-3500. I know the guy but still, only as my hvac guy. This price includes full install with new intake and exhaust plumbing for the high efficiency,my old furnace isn't. I know I'm over in BC, but I'd get another quote or two before laying down that kind of cheddar.
Luckily I've got wood heat too so I can think on it for awhile. My old furnace is doing similar to yours, tripping the limit switch and then shutting down and blowing cold air.

My co-worker said he would put a 60000 btu in. Those quotes seem very high though. Our furnace installs are usually around 4-5 grand. And regarding the furnace servicing, they just need a paper trail of servicing to prove that it's the furnace defect, and not the owner neglect causing problems. What furnaces are involved in those quotes? Bryant? Carrier? I would stick to those two. Can't beat them.
Quotes were for both Furnace and A/C System installed.
Reliance quoted 3100 for the A/C, CoreTemp was 2800 for the A/C.
CoreTemp's A/C unit was a 13 Seer unit, but they said they do something with the coils (caged? Boxed?) that raises it to 14.5 Seemed... suspect. (you need 14.5 to get the 650 dollar rebate on your hvac system)

I had him install a furnace and a/c in another house over 10 years ago and it's going fine. I still have that house as a rental.

BTW - when/if you get the furnace done - you might as well ask for a free water heater replacement. (Another thing you don't want breaking down in -20* weather)
I'm assuming you rent it - so there should be no extra charge to you as long as you get the same size capacity.
